Board Roles and Responsibilities
How is each position decided?
Sometimes the positions are decided at the AGM based on how many votes each person has. Sometimes the board votes or decides internally for their positions in their first meeting. Check local legislation or choose the method in a vote at the beginning of the AGM.

Role: Leader and primary representative of the board
Responsibilities:
• Chairs board and general meetings
• Oversees daily operations and ensures decisions are carried out
• Acts as a liaison with contractors, owners, and external professionals
• Signs legal documents and contracts (with board approval)

Role: Oversees financial matters
Responsibilities:
• Prepares and monitors annual budget
• Reviews financial statements, invoices, and bank records
• Oversees collection of condo fees and payment of expenses
• Works with accountant/auditor on year-end reports
• Tracks reserve fund and major capital expenditures

• Prepares and maintains meeting agendas and minutes
• Sends notices for meetings (AGMs, special meetings, etc.)
