Part A Occupant Services
Tenant or Occupant Customer Service, as low as $150/mth plus $5/unit/mth.

Part B Accounting and "Management"
Option 1) Accounting Only:
$15/door plus designated operating costs, (min is $500/mth if fewer than 34 units)
Option 2) Full Management +3/door (total of $18/door) per month (min is $750/mth)
Everything in Accounting Only plus:
Payroll: $250/mth per employee
Items charged on a per time basis:
Designated operating costs (things the condo pays for) are dependent on your system choices and budget such as:
$15/door plus designated operating costs, (min is $500/mth if fewer than 34 units)
- Condo fee collection
- Bank reconciliation
- Payables
- Experience based advice from a Certified Property Manager
Option 2) Full Management +3/door (total of $18/door) per month (min is $750/mth)
Everything in Accounting Only plus:
- Remember we take the approach of that we are Professional Experienced Full Service Building Administration
- Contract & maintenance delegation
- Owner/occupant communication via email notices
- Legal administration by a Broker or CPM (note, only within activities allowed by the court for a non-lawyer)
- Planning assistance for assessments, by-laws, insurance, etc
Payroll: $250/mth per employee
Items charged on a per time basis:
- Estoppel certificates $95: $50 for us, $45 for the corp.
- Initial setup or migration of condo corp systems $25/door, min $1000
- NOTE: we are cooperative with condo boards that enjoy some autonomy to hire and follow up with contractors. We do not require you to call us for everything, it is an opportunity to delegate to us or to do it yourself and save the cost
Designated operating costs (things the condo pays for) are dependent on your system choices and budget such as:
- on-site staff
- on-site computers, filing, designated on-site availability, meetings, etc
- key, fob, remote & parking management systems
